Client Overview

Bower House

Local Space are one of the capitals most prominent Housing Associations, working across nine London Boroughs and Essex, with a primary focus on the acquisition and refurbishment of temporary accommodation. The aim of this particular project was to deliver a low carbon retrofit solution for a multi-occupancy dwelling, creating a warm and healthy space for future tenants.

Challenges faced

Pilot scheme for a new client to deliver Deep House Retrofit of a 4 bedroom duplex vacant property, utilising a combination of innovative energy efficient measures to eliminate damp, moould and condensation..

Solution provided

With air tightness as the principal consideration, Comfort Frame collaborated with the heat pump manufacturers, to design a truly innovative internal air source solution located in the kitchen which, in combination with our IWI system and insulated ceilings, ensured hot air is captured and not lost through the fabric of the building, therefore delivering significant thermal upgrade measures.

This advanced technology – the first of its kind – allows for the warm air within the house to be the main source of heat, this is then converted via compression into the heating and hot water. This guarantees the internal air temperature will always be higher than the external air temperature, therefore the heating system is efficiently topping up the heat of the water rather than starting from a cold base level.

Implementation process

For this system to work, the property was highly insulated with our A2-s1,d0 rated Safeguard System installed to 15 elevations across both internal and external walls. Challenges posed by the staircase, and restricted width in particular, were overcome by the modular kit of parts being manufactured to suit the precise measurements taken by the point cloud survey. This modern method of construction enabled an airtight finish to be installed quickly, and with minimal waste.

Further innovation was required in the development of a composite heating panel – our Thermguard System – which radiates heat from within the wall panels, enabling each room to be controlled individually, whilst also creating additional living space through the removal of radiators.

Capable of running at lower water temperatures, this groundbreaking invisible heating system delivered on brief, providing the client with a value for money retrofit that enhanced thermal comfort, improved efficiency and reduced energy consumption.

Given the complex brief, we are immensely proud to have delivered this truly groundbreaking development in deep house retrofit. The combination of self-adhesive vapour permeable air barrier, Comfort Frame’s IWI System, and Air Source Heat Pump technology, enabled a SAP 10 assessed E-rated property to be transformed into into a highly efficient EPC B-rated home.

Results achieved

Deep House Retrofit completed in just 4 weeks, transforming a poorly performing property into a highly efficient, warm & healthy environment. Reduced carbon consumption through the replacement of radiators and gas boiler system, with innovative radiant heater panels connected to an internal ASHP.

Whole Life Value

Enhanced thermal transmittance prevents heat loss, reduces energy consumption and saves on bills (predicted approx. £400 p/a).

No Maintenance

Severe rated & impact resistant thermally laminated panels are substantially more durable than plasterboard based alternatives which are susceptible to damage.

No Damp, Mould or Condensation

Interstitial and surface condensation eradicated offering enhanced levels of comfort, wellbeing, and health to residents.

25 Year Guarantee

Our fabric first solution comes with a quality assurance guarantee via the IAA which warrants the performance of our Systems as an enhanced energy efficiency measure.
